Mill Valley: defensible space, inspections, and tree permits

Mill Valley's canyons (Blithedale, Cascade, Warner), Tam Valley, and the slopes under Mt. Tamalpais are the highest-exposure neighborhoods in southern Marin: closed redwood-bay-oak canopy, deep litter, narrow roads, and Diablo-wind exposure. The 2025 state maps placed much of the hillside in Very High.

Who inspects, and what they look for

Mill Valley Fire Department, with MWPA evaluations and a Wildfire Risk Report. Southern Marin Fire's on-demand chipper serves Mill Valley and Tam Valley (415-388-8182). Mill Valley Fire Protection Standard 220 has listed juniper, bamboo, broom, pampas grass, rosemary, cypress, and pines as fire-prone since 2009 and bans shredded bark mulch.

Tree permits and the fire question

Heritage trees: tanbark oak at 65 inches circumference, oak and madrone at 75, redwood at 95 (MVMC 20.67). No fire exemption — 'reducing or eliminating fire danger' is an approval criterion, so the arborist report has to make that case with the condition and the clearance problem. Emergency removal only for immediate threat. Replacement is three trees per 6 inches DBH at 24-inch box; fines start at $1,000 for protected and $5,000 for heritage trees. Mill Valley permits are quoted after a call because the process is heavier than most towns.

A typical Mill Valley job

A redwood-and-bay canyon lot where the insurer wants 10 feet off the roof and the city protects every redwood over 95 inches around. The plan prunes to clearance (permit-free), irrigates and deadwoods the redwoods, removes the juniper and bamboo at the foundation (no permit), and writes the heritage report only for the one bay that can't be made to work.
